Shillong is the capital of Meghalaya and is situated at an altitude of 1496 above mean sea level. The project site is located at the top of the hill overlooking the old part of Shillong town. The site beautiful morphology and its natural features were used to create a township that feels more like a retreat.

The most important criteria used in planning the site were to protect its fragile environment, to minimize cut and fill, to retain the natural waterways and trees. The zoning and land use
manipulation were carefully done to minimize disturbing the natural slopes. The road network
followed the existing contour and steep slopes were protected by planting to stop soil erosion.
Windermere final master plan is designed as a pedestrian-oriented, recreational community
estate with a strong focus on sustainable design. The narrow roads, combined with
inter-connected reserves, create a pedestrian network throughout the development. Around 50 percent of the land is open space, which consists of walkways, commons, linear parks and roads. Cycle lanes are incorporated into the wide shared paths along major routes.
The retail and community mall, the school and the health centre are within cycling distance of the residential clusters. Emphasis has been placed on the streetscape and open spaces to create a sense of place and enhance the natural beauty of the site.
